Modular homes
Also known as one-piece or pre-fabricated, modular homes are designed at the planning phase and consist of multiple sections, or modules, that can be manufactured elsewhere and then delivered and assembled on the site of the build. Assembly of the many sections involves slotting them into place and joining together to make a complete building.
These types of homes can be built in less time than traditional construction methods and the sections of a house can be manufactured while the base foundations are laid, considerably shortening the build time compared to traditional construction.
What are the benefits?
The construction time of a modular home is significantly shorter than a traditionally built home; owing to the off-site construction which allows foundations to be laid and other preparatory work to be done while the ‘shell’ is manufactured.
Supporters of modular homes advocate them as a modern, energy efficient and cost saving alternative to traditional building styles.
What are the drawbacks?
There may be limitations in the design of a modular building, such as layout and materials used.
When modular buildings are manufactured overseas, the contrast in cost is very little once shipping is factored in, so it can be more expensive; but it is a predictable cost, unlike traditional methods, which tend to escalate as the build progresses.
How popular are modular homes?
Modular housing was once prevalent in the 1950s and 60s and is now soaring in popularity since improvements in modern techniques. Popular in larger developments in the UK such as hotels, student accommodation, hospitals and flats; modular buildings are now becoming the preferred choice for self-builders too.
